Property management
Rent collection, tenant management, maintenance coordination, legal action when needed, and clean financial statements for the owner. All run on Xtate, our own platform. For BOU-managed clients, a minimum 10% maintenance reserve and 10% legal reserve are held on each property — 20% minimum, top up if you want a bigger safety pool. It's your money, drawn only when needed.
Property development
Active. We convert single-family properties into multi-unit rentals to improve yield. Surveying and construction handled by vetted partners. BOU coordinates the build and owns the operational outcome.
Acquisition advisory
For clients buying real estate. We work with law firms (title verification, C of O / R of O due diligence) and estate surveyors (valuation, market positioning). BOU brings hands-on experience; partners bring specialised execution.

Two ways BOU gets paid.
For BOU-managed properties, you pick how the management fee is structured. Same service, same standards, two ways to settle.
Rent markup model
BOU lists the unit at an agreed marked-up rate. You receive the net rent you settled on; the markup is BOU's compensation. Best when you want a clean, predictable take-home with no fee deductions.

Management fee on collection
Charged upfront when rent is collected. Sample: ₦15,000,000 rent → ₦2,250,000 fee → ₦12,750,000 lands in your account. Easy to model, no surprises.

The same hands-on service. The only difference is how BOU is compensated.
Two reserves. 20% minimum. Scale up if you want.
Two separate reserves stay on each BOU-managed property as a safety pool. 10% each is the required minimum — you can contribute more for a deeper buffer. Drawn only when needed; unused balances stay yours.
Maintenance reserve
Held for upkeep, repairs, and asset-protecting spend. Top up for bigger projects.
Legal reserve
Set aside for litigation if a tenancy ever needs it. Top up for litigation-heavy portfolios.
